A property manager’s guide to getting exterior painting done in Southeast Pennsylvania

April 12, 2022

In property management, there’s always a project calling for your attention. Some of them are urgent, while others are more flexible. The more issues you have to deal with on the short-term list, the harder it is to get to the long-term items.

One of the jobs that often ends up like this is exterior painting. Exterior painting calls for professional help, and that’s where we come in. We would love to help you cross at least one item off your to-do list. You need to do a little planning to make the process fast and easy when your spot in the schedule comes up.

Planning an exterior painting job in Royersford PA

In both commercial and industrial painting, there is often considerable repair that must be done to both wood and metal on a building before painting can start.

Property managers need to start early to get estimates done, colors chosen, and repairs made so that commercial exterior painters can set a date to begin.

Two keys to an efficient repainting project that will make you look like a pro

PR Commercial Painting has completed projects for many HOA’s as well as other types of property managers around Royersford PA. From our experience, here are two important tips.

First Tip: Create Project Specs Before Requesting Bids

Every contractor approaches a bidding process differently. To improve consistency, assemble a request for proposal (RFP) before you go to bid. This document will describe the job in full detail so that bidders are all on the same page.

Our team of commercial painters has worked with lots of property managers on developing RFP’s. We offer this service at no cost. Your RFP will be developed to include critical building data like the materials used on the exterior, which surfaces are excluded from the bid, and specific tasks that must be performed, such as:

  • Power washing
  • Caulking and sealing
  • Scraping, sanding, and priming
  • Repairs to surfaces damaged by power washing
  • Number of coats required
  • Paint brands and types
  • Minimum crew size (to ensure quick completion)

When you build your RFP this way, commercial painters will be able to understand what is expected and bid based on that information.

Second Tip: Complete a site inspection and plan the job

Many HOA’s and property managers only see the buildings that are in the worst need of paint. Closer inspection often shows that multiple buildings will need paint and repairs too. Fresh paint on a few buildings will also make the other buildings look worse.

A full assessment by commercial exterior painters will help you generate a status for each building—immediate need, long-term need, and in between. From there, your exterior contractor will help you develop a long-term plan to keep everything in good condition. This three-level plan will spread out costs without letting things get too far behind. In property management, the list of jobs never goes away. With a good plan for contracting out the work, though, you can at least keep it under control. Let PR Commercial Painting help you develop an RFP, choose colors, determine finishes, and make all those planning decisions that will give you an easy bidding process.
